I am following up on an online request we received when you responded to our "Get a Cash Offer" advertisement for 6000 Wild Horse Valley Road. The AVM* is $1,575,000 and our Estimated Cash Offer (ECO)** is $1,102,500.

You have a great home in a very desirable area of East Napa. Without seeing the home and or knowing if there are any upgrades etc. I would think you could expect between $1,200,00 and as much as $1,600.000 if we marketed and sold the property. This could very well include an all cash offer. There simply is not a better time to sell and beat what might be looming as a market correction both with the potential of the economy falling apart and or if more sellers start selling prices will go down. I believe we have truly peaked in values.

The closet comparable we can find near your home is at 1031 Berry Lane 1.5 miles away. This home is smaller with 3 bedrooms, 2 baths and 2,322 sq. ft. Sold for $1,525,000 back on April 14, 2021. We understand Wild Horse Valley Road is a special place and perhaps more desirable and we think your home is worth more than this provided condition is good. Depending on upgrades and or any remodeling work the home could be worth substantially more. We do not fully agree with Zillow estimate for the reasons we indicated before. Your home should be worth slightly more given its location.
